The Construction Specification is the main foundation of the project design and part of the legal contract. In most cases, the construction specification supersedes the project drawings in case of conflict.

The Specification defines the detail of the material, product, and installation. The master format of “Construction Specification Institute” CSI is widely used in the world to write detailed specifications and that consist of three parts:

1.   General – This part defines the general requirement of the product/material. Such as the introduction of material, related section, references to national/international standards (Codes), quality assurance, manufacturer’s minimum qualification, product handling requirements, warranty/guaranty …. etc.

2.   Product – This part defines the product performance requirement and the manufacturer’s detail.

3.   Execution – This part defines the installation procedures and the quality aspects involved with the execution of the material on the site.

TYPES OF CONSTRUCTIONS PECIFICATIONS:

Generally, there are three types of construction specifications: Performance, prescriptive and proprietary, which are described below:

Performance Specification:

The performance specification describes the expectation of the outcome from the material after it is installed. It describes/specifies the operational requirements and installation procedure. In simple words, the performance specification could not mention the material detail but the end-result requirements. For example, the contractor is instructed to provide flooring that accommodates the traffic like trollies, cars… etc. but not the specific material/product or the manufacturer detail.

Prescriptive Specifications:

Prescriptive specifications define the specific material along with the manufacturer’s product more in detail as per the project requirements and what the contractor must use:

Architects and Engineers have more responsibility for the design and the selection of materials/products. Other than that, there would be options and a set of rules defined in the contract that how the contractor could introduce the alternative product those benefits the Client in terms of price and quality.

Proprietary Specifications:

Proprietary Specification is defined as the use of one pre-approved product for any requirement of the project. . Also, in highly complex installations where there is only one specific piece of equipment that will accomplish
